
Often parking facilities, warehouses, and unheated areas are protected by a dry or pre-action fire sprinkler system. Despite the name, dry systems still collect condensation and are therefore required by NFPA code to have auxiliary drains or low point drains to collect and drain the trapped moisture. If not properly maintained, these drains are susceptible to freezing during the winter months. The ice ruptures the auxiliary drain which releases system pressure causing water to fill the system. The broken drain then dumps water into the facility causing property damage, slip and fall hazards, and possible revenue loss.
